A realistic price range for deep cleaning an apartment in Al Hudaiba, what moves the price, and what a written quote should list before you say yes.

Short answer: published rate cards put a deep clean of an Al Hudaiba-type apartment at roughly AED 590 for a studio, AED 785–1,100 for a 1-bedroom, AED 1,050–1,550 for a 2-bedroom and AED 1,615–2,200 for a 3-bedroom. Those figures include furniture cleaning. If you book by the hour instead, deep cleaning is typically about AED 65 per hour with a 4-hour minimum.

Deep cleaning prices for apartments

Al Hudaiba is an established Bur Dubai neighbourhood, and most homes here are apartments in low- and mid-rise buildings. The table below uses published deep-cleaning rates for apartments, which bundle furniture cleaning (sofas, mattresses and similar) into the package.

Apartment sizeDeep clean incl. furniture (AED)

Prices vary with location, time of booking and the condition found on inspection. Always confirm whether VAT (5%) and cleaning materials are included in the quote you receive.

Some flat-rate providers advertise lower entry prices, for example a studio deep clean from about AED 350 and a 1-bedroom from about AED 450. A gap that large usually means a narrower scope, such as no furniture cleaning, fewer hours or basic equipment. It is not automatically a bargain or a trap. The checklist you are given is what tells you which.

Booking by the hour instead

SlotRate per cleaner (AED/hour)Minimum
Deep / spring cleaning, regular hours654 hours
Deep / spring cleaning, 6 PM – 10 PM854 hours
Steam cleaning / sanitising654 hours

Illustrative example

A studio deep clean with one cleaner for the 4-hour minimum is 4 × AED 65 = AED 260. This covers labour only and does not include sofa or mattress cleaning, so it is not directly comparable with the AED 590 package.

What moves the price in Al Hudaiba

Rate cards from Dubai cleaning companies consistently name three variables: location, time of booking and the condition of the property. In older Bur Dubai buildings, condition and access are usually the ones that matter most.

Condition of the flat

Heavy kitchen grease, limescale on taps and shower screens, and mould in bathrooms need more time and stronger products. Companies often inspect first and adjust the quote.

Building age and layout

Older kitchens and bathrooms tend to have more grout, more joints and tighter spaces to reach. This is a general pattern, not a rule, so judge it from your own flat.

Time of booking

Evening slots (6 PM – 10 PM) cost more per hour than daytime ones. Weekend and short-notice bookings can also carry a premium.

Scope of the checklist

Inside ovens, fridges, cupboards, window tracks and AC vents are what separate a deep clean from a regular one. Get the list in writing.

Furniture included or not

Sofa, mattress and curtain cleaning are priced per item and can add several hundred dirhams. Check whether your package already includes them.

Access and parking

Distance, parking and building access can affect the fee. Tell the company early if your building has restricted loading or parking.

What a proper deep clean should cover

Use this as a comparison list when two quotes differ.

Kitchen

  • Inside oven, hob and extractor
  • Inside fridge and microwave
  • Cupboards inside and out
  • Degreased splashback and tiles

Bathrooms

  • Grout scrubbed
  • Descaled taps and shower head
  • Toilet cleaned inside and out
  • Mirrors and vanity

Living areas and bedrooms

  • Behind and under movable furniture
  • Window tracks and frames
  • Skirting boards wiped
  • AC vents and ceiling fans dusted

Items that are commonly priced separately: carpet and sofa shampooing, mattress cleaning, curtain steaming, exterior glass above ground level and pest control.

Deep clean or regular clean?

A regular clean maintains what is already in decent shape. A deep clean resets it. The practical difference is where the extra hours go.

Regular cleaning is commonly priced at about AED 40–45 per hour, so it is much cheaper per visit. If the flat has not been deep cleaned in a long time, doing the deep clean first usually makes later regular visits quicker.

When it is worth booking a deep clean

  • Before or after a tenancy. Moving in or out is a separate service with its own pricing, covered in our move-in and move-out guides below.
  • After renovation or maintenance work. Fine dust settles inside cupboards, vents and window tracks.
  • After a long absence. A flat left closed over the summer collects dust and stale air.
  • When regular cleaning stops working. If grout stays dark and bathrooms smell musty, the build-up is below what a surface clean reaches.

Five ways to avoid overpaying

  1. Ask for the checklist, not only the price. Two quotes for the same studio are not comparable until you see what each includes.
  2. Ask what happens if the job overruns. A fixed package and an hourly rate behave very differently when the flat is dirtier than expected.
  3. Check materials and VAT. Hourly rates are sometimes quoted without materials and before 5% VAT.
  4. Price furniture cleaning separately. If you only need one sofa done, per-item pricing may beat a bundle.
  5. Book daytime where you can. The evening premium adds up over a 4-hour minimum.

Frequently asked questions

How long does a deep clean take?

One published guide gives roughly 3 to 6 hours for a studio or 1-bedroom apartment and 6 to 10 or more hours for larger apartments or villas. Condition and the number of cleaners change this.

Is deep cleaning worth it for a rented flat?

If you plan to stay, a deep clean followed by regular visits is often the most efficient order. If you are leaving, a move-out clean is the more relevant service.

Should I be at home during the clean?

Not necessarily, but be reachable. Move or lock away fragile and valuable items beforehand, and clear surfaces so the team can reach them.

Can I get a fixed price before work starts?

Many companies will quote a fixed package after you share the size and condition, and some inspect first. Ask for it in writing.

How these figures were put together.
Prices are indicative and are drawn from published rate cards of Dubai cleaning companies reviewed in October 2026, plus simple arithmetic shown in each example. They are not a quote and no company is guaranteed to charge them. Rates change, so confirm in writing before booking.
